Waiting for modern office spaces

The office space market changed significantly in 2006.
The level of vacant spaces in properties of class A decreased to a record level of 2.5%, in properties of class B to 16%. The supply of modern market spaces does not correspond to the demand arising from excellent economic situation. Thus, 2007 may become a period of an exceptional boom as regards creating new office buildings in Katowice.

The office space market changed significantly in 2006. The level of vacant spaces in properties of class A decreased to a record level of 2.5%, in properties of class B to 16%. The success of Altus was possible thanks to including the building in the Katowice Special Economic Zone, which offers investors tax concessions.

The supply of office spaces of classes A, B+ and B in Katowice amounts to 150,000 m2, 60% of which are located within the central zone of the city. That is definitely below the expectations of the market driven by excellent economic situation.


The demand of investors for office spaces is connected with the increased interest in Silesia as a place for locating investments related to services. Large availability of qualified employees (with technical, humane and business education), compared to the exhausting resources of Kraków and Wrocław, makes Silesia an optimal place for locating customer service centres, research and development centres, as well as financial and accounting facilities.
