City Centre Redevelopment Will Pay Off

Metropolis Commercial Real Estate worked out the analyses answering the question of whether Katowice will benefit from building one of the most modern city centres in Poland. According to the research of the biggest commercial real estate company in Silesia, the investors’ demand for office spaces in the centre of Katowice, which in the next three years will amount to 200,000 m2, will exceed supply of this space, even after the growth of the centre.

The winning project for the redevelopment of the centre of Katowice, designed by Konior Studio assumes that the centre of the Agglomeration will be the centre embracing business, trade and service activity, and, at the same time, it will be the desired location for housing developers. Total office, housing and retail space will amount to 140,000 m2.
- Every week we receive enquiries from investors interested in office spaces in the very centre of Katowice. Unfortunately, since 2004 no highest class building, which would fulfil investors’ expectations, has been erected. Altus and Chorzowska 50 are not sufficient any more – says Marek Wollnik, Managing Director of Metropolis Commercial Real Estate - Katowice is more and more often the centre of interest of business representatives who want to transfer or to start their business here. The centres of Kraków and Wrocław are already overcrowded - adds Wollnik.

Besides office spaces also retail spaces and luxury apartment buildings to be created in the centre of Katowice can enjoy considerable popularity. The Silesian Agglomeration is the region of the highest spending income in Poland. At the same time, Katowice is in the last place in the country among the biggest cities in terms of retail space per one thousand residents and in the next to last place as regards the number of flats which have been put into use over the last two years. Investment in the centre may be profitable for Katowice and its residents. However, the experts from Metropolis Commercial Real Estate emphasise the fact that the success of this undertaking will depend on a close cooperation with the city authorities, investors and real estate companies.
